What do I need to rent a property from your listing?
You need to have a current job reference that is acceptable to the Landlord and fully completed our needs analysis form from the website. One months deposit and first months rent in advance, together with PPS number and photo ID which will be copied at our office.
 
What term of lease will I have to sign?
Most landlords request a 12 month lease.
 
Who holds the deposit?
The Landlord, unless Rose Properties specifically manage the property. Lease will clarify this.
 
What happens with utilities for my rental property?
Tenants must take over the contract with waste collection, electricity, gas, phone (optional). In some cases landlords may add the waste collection onto the quoted rent and keep the account paid on behalf of the tenant.
 
How much will utilties cost me on a monthly basis?
Variable, but 100-150 euros per month is usually a minimum amount on a regular property.
 
Who pays for refuse collection?
The Tenants.
 
What are the benefits of using your agency to handle my property rental?
All tenants are screened and interviewed by our staff before negotiations take place. We have 12 years experience in property rental. We ensure all references, bank standing order, paperwork, deposits, and rent is paid in advance before keys are issued, and meter readings given to tenants.
 
What will this service cost me?
One months rent, which includes VAT
 
Can I have my property fully managed?
Yes, we can take all the hassle from landlords, by receiving and monitoring monthly rent, dealing with all enquiries from tenants, arranging repairs when necessary, regular property inspections, and handling with exit of tenants, deposit return/deductions etc.
